A mate of mine rented out a house (to a supposed friend of his son) Rent was paid by the local council until about three years ago, then it was paid direct to the tenant who was then supposed to pay the landlord directly. After almost a year of no rent coming in, he went round to the property. Knocking on the door got him nowhere, so he posted a letter through the box informing them he was exercising his rights of 24 hrs notice to inspect the property. Went round the next day (with spare keys) Knocked on the door (knowing his tenant was in) After 5 minutes he let himself into the house. Tenant immediately asked him what he was doing in the house and my mate told him he'd given 24 hrs notice of his intention to inspect the house. Tenant said he'd not had any letter. Anyway he had a quick look round and told the tenant he was giving him a month's notice. Tenant started giving him verbal abuse etc so my mate punched him in the face and left. The house was in an absolutely dire state. The kitchen was full of rubbish. An hour later the police turn up at my friend's house to ask him about the "assault " Mate tells his side of the story and they all went round to the property. Tenant had told them he'd been attacked at his fathers house, so went round to have a word with his father, who immediately told them he wanted nothing to do with it and "No it happened round at his son's house, so take it up with him."
Police went back to the property and had a look round. Tenant asked if he could press charges against his landlord. Police told him he could, but,,,,,,,,,, they were more interested in his nine year old daughter living in squalor and would be passing this information on to Social Services. (putting the tenant on the back foot) This lad moved out the very next day without pressing charges.
A few days later my mate asked me to go round to see what needed doing. The house was disgusting, shocking,,, a hovel. Rubbish bags filled almost every cupboard in the kitchen and some looked like they'd been there for years. The smell was horrible. Dog shit in every room (even on the stairs)
Anyway, it took 8 mini skips to empty the house of rubbish and stuff that had been left and a further 9 weeks of hard work to return it to a liveable state. New kitchen, new boiler, new gas fire and a complete set of doors throughout the house. Mate reckons it must have cost him around 12,000 quid to put everything right. He then (foolishly) rented it out to another friend's daughter, who proceeded to rack up debts right , left and centre, before refusing to pay the rent. It took about 3 or 4 months to get her out, with absolutely no chance of getting the rent arrears paid. House was done up again (not as bad this time,, basically paintwork and a new inbuilt oven) The house got sold last year. Matey reckons over the years he had the house and the cost of unpaid rent and putting everything right, he's just about broke even. Had he just done the house up, left it empty for 6 yrs, he'd have made around £30k profit (at least).I did have some photos , but reckon they're on another computer I have (I'll have a look see if I can find them)

I don't know endfeed, they find me, I certainly don't go out looking for them, they're good for your health, you'll never get fat working in houses like this one, If there's any biscuits left hanging about, you can bet any money you like I'm not going to eat them, In fact I won't eat anything out of my hands till I give them a good scrub with bleach, even though i'll have gloves on all day,

Looks as bad as anything I've ever seen....... apart from just one or two.
However, over the years I've come to realise that a mucky person living in a filthy house is not necessarily a bad person and the visa versa also applies.
It's not nice thought working in conditions like that, take some bug spray tom because you will disturb something when you start shifting that carpet.
