So a house with a 2yr old combi
Kitchen hot ok, basin red hot, bath fluctuates hot & cold
Any ideas? Tap issue? Boiler issue?

because the bath tap is probably fed by 22mm pipe it will be carrying more water so it could be showing up a heat exchanger problem, if you slow the tap down does it get hotter ? thats just a guess, another cause might be crossing water in a mixer tap, not necessarily the bath tap, it could be crossing in a shower mixer or basin somewhere else in the house, if you are able to isolate every tap and mixer do that and see if there'a differance, smiley-confused002asak2

I turned the bath tap down but still the same.
Basin comes out red hot with some force

No shower
Only a shower attach off bath taps.
It's all cheap shite
