yep frozen condence, I undid it and put a bucket there, back tomorrow to upgrade to 35mm and lagg it,,, Nice one Tom

Had two burst pipe jobs, both within detached garages on the same estate, just pure laziness on the owners behalf - properties have an isolator valve in a service duct but the owners don't have lid keys to allow them to turn them off - too much money and don't like work is a better description, compared to their statement "don't have any lid keys!"

opened the boiler and the bottle was full, that sends the sensor to earth and stops the boiler, so I cut the pipe under the boiler and it runs into a bucket, once the bottle is empty, the boiler fires up and bingo,

Usually go into outside drain or stack. I did one into condense drain filled with lime chippings
