Yesterday I went to measure the cracked bath. The LL was there & has another flat in the opposite block so off we trot as there’s a leak in the flats below.
I speak to the tenant & it’s got a new bathroom!! So I tell him get whoever put it in, it was another tenant from Luton he has, a Polska & not a plumber!! Rent for labour he called it.
Anyway, smashed the boxing off in the bathroom, pan connector leaking, basin all ok, bath panel off, waste dripping, fix both, kitchen all dry & airing cupboard all dry.
He pays & off I go
Later I get a call to say it’s still leaking. I go back this morning, all dry, no leaks, charge him again & he pays no problems.
Had another call, still got a drip downstairs, I tell them things need to dry out & be patient.
Had another message it’s worse!!!!!
It must be the communal stack as the flat is all bone dry.
I’ve told the LL to ring the maintenance company. I await the results.
Good LL, injun but ok, always pays & I always charge up.
I quoted him £300 labour for bath swap & he’s agreed it. Deposited the materials money to me already. Why can’t everyone be like him?!
I’ll report back
Other than that I’m very quiet but ok with that until the new year

I won't work in flats, everything about them is a pain in the arse I had one the other day Chinese woman owns a flat in the centre of Guildford, phones up the tenants have a leak and it's going into the flats below, no thanks.

Unfortunately at present I don’t have the luxury of being too busy (or as rich as PB living in the countryside) to turn work down unless it’s something I really can’t do. If it’s a pig of a job I quote more so I’m happy.
