When my new bathroom is done I'm thinking about taking on a lodger. I've just been reading about gas safety certs and it looks like I would need one.
As ever with these things what I'm worried about is someone ripping me off and finding a boat load of "defects" that they can happily rectify.
So my question is what are the kinds of things that could get me into trouble here? Would it help if I posted up pics and the boiler (only appliance) plus flue and pipework? I'm not planning to do this for some time but thought I'd just start to get my ducks in order so to speak.

If yer gonna get a lodger, try and get a blonde 18-21 yr old nymphomaniac with big tits and a shaven haven. They are the best lodgers. (apparently)

Cheers Rocky! If he's not too far away, I might take you up on that later in the year. Obviously I'm more than happy to pay normal rate whatever that is.
And if he does find any defects I can always get the incredible wisdom of this forum to tell me if reasonable.
Are you planning to go for GS yourself at some point?

Would be in the annex that I'm doing up now but if she's 18-21 I'm sure we could come to er...alternative arrangements. On the other hand I can't see the wife going along with it !
