Hi again q2 for you guys I have a rental prop which has a combi boiler fitted. No cylinder obvs. I was changing the bath taps last year and the lads who fitted it for me had hard plumbed it and not fitted iso valves for the bath feeds... So turns water off at the mains and turned the hot and cold taps on to clear the sytem. Cold flow went off immediately but the hot tap on the basin and bath ran for what seemed like 20 mins before it ran dry.
Any idea as to why this happened. Just assumed the hot and cold would go off at the same time

Perhaps the Combi is piped from a header tank cold feed?

When I was working with the apprentice he would often say to me "I've turned the water off but the hot water is still running is that right"?
I would reply "It's likely to be a system boiler not a combi that's fitted then".
20mins is a long time for the water to run on any system, however, some combi's do have a small h/w storage capacity, then again 20 mins??
My guess is that there's a storage cylinder hidden away somewhere in the property that's been connected up to the combi system?
I can't offer any other explanation for it, if you find out the cause of the long draindown do let us know!

I agree with Dick and Tappy, there is no other possible explanation unless, and I've known this to happen, If its a BIG house, there is a possibility that a combi/traditional system has been utilized and a mixer tap in passing, that might be a possibly of that, Although I might be overthinking the situation but hey, a stab in the dark is better than a double yoked egg on toast,

perhaps Dick's hit the nail, does the house have an old water main still connected and still on, It may be a weak pressure, thats why it was renewed and still going in the system ??
