Hello
A sealed ch system is constantly losing pressure.
Heat only boiler. New expansion vessel fitted, no leaks can be found, floors have been taken up, everything is bone dry.
Pressure is dropping each week.
Any ideas?

Can you isolate the boiler rocky from the heating circuit?
If you can, do it and then re-pressure (just the boiler) it then leave it for say 24hrs - if it then still loses pressure then it's most likely as battle states the heat exchanger (with the pressure loss due to the H/Ex leaking into the condense pipe).

Ok. I can try that. The boiler is only 2 years old. I’ll isolate & see what happens I’ll report back At only 2 years old it seems a bit new to have leaking hex problem! Still, that losing pressure must have a cause and if you can isolate boiler/system you should be able to narrow down where the problem lies.

I’ve found if i can’t visibly find the leak its been the exchanger and its an item which fails at anytime.

Here’s an update
Since I topped up the pressure last week the customer hasn’t used the heating.
The boiler continues to heat the hot water cylinder. No problems there.
The chap got is the loft & the pressure has held, no drop whatsoever.
So it seems there is no leaks on the heating pipework but a pressure drop if the heating is used a lot.
Something, somewhere must be drawing in air.
Perplexing
But at least the pressure has held.

It’s not letting by as I’ve checked it.

Could it just be that the air valve on the expansion vessel is faulty?
Try and tighten the cap on it as much as possible (as a temporary measure it sometimes works).
