not so good of a landlord then, I don't know the in's and out's but I think there's a limit to time that a person has to wait for essentials like hot water, I know they have book in the office drawer with 1000 pages of excuses why the plumber did't turn up but they never reduce the rent because of the hardship you suffer, time to tighten up the thumbscrews a bit,, kick-in-the-balls

I know what you're talking about, a tennant in Winstanley wanted a shower fitting, he asked me, i gave a price, he was happy, the LL was happy, the LL lives in Wales so the Agents had to get involved, It became a nightmare, it never got done because the desk diving, pen pushing blood sucking leeches wanted contracts, estimates, dates, certs and portfolios, I got fed up of the rigmarole and told the tenant, " here's the price i'll do it for cash" but his hands were tied,

that will work in your favour, a newer more efficient reliable boiler and stay living in a leafy suburb of a friendy local area with motorway conections just 5 mins away and a newly modernized traffic light system ensuring shorter journey times throughout the day, smiley-sad056 nay
